Rental Inspections are similar to home inspections, but the focus is different. In a home inspection we are focused on educating the purchaser about their purchase. In this case you already own the property. Our focus changes from education to protecting your investment, reducing your expenses, and creating a safe environment for the tenants.
We all know that it is much cheaper to replace something as a proactive measure than it is to deal with the aftermath. A water heater is a classic example of that. Ever had to clean up the mess? We will help you determine when you should replace the unit. Is your HVAC system functioning properly? Is the system going to fail prematurely, because of a lack of proper maintenance?

We feel that ignorance is not bliss, and someone should go in your attic and crawl space at least once a year. All too often, a disaster could have been avoided if someone had just looked. Recently I inspected a home which had a dripping water cut-off valve behind the toilet. The water hit the vinyl and ran along the wall. This steady drip continued for a long time. When I saw the leak, it had already eaten through the sub floor surrounding the toilet and there was mold growth in the walls. This was an expensive repair. Not only did the floor have to be replaced, but most of the wall behind the toilet as well. The tenant did not know what was going on, nor did they really care. It was not the responsibility of the property manager, they are not trained inspectors, but the cost falls back on the home owner.
Our services are also a good idea between tenants. Vacant properties give you more information. An inspection at this point would help you identify if there are issues that may not be seen by the property manager, such as jack-leg repairs or wiring. It also helps you document the condition of the property before the next tenant moves in.
